What is the current Eastern Caribbean (XCD) exchange rate to US Dollars?

Answer: The current official currency exchange rate in St. Kitts is XCD$2.70 to one US dollar.

How far is Half Moon Bay from the Airport?

Answer: Half Moon Bay is approximately ten (10) minutes away from the airport by car and costs around US$20.00 by taxi.

How far is Half Moon Bay from Downtown?

Answer: Half Moon Bay is approximately fifteen (15) minutes away from downtown by car and costs around US$20.00.

How close are the major beaches and restaurants?

Answer: The beaches are five (5) to fifteen (15) minutes away by car, depending on where you are going. For example, the closest beach is five (5) minutes away by car, while, the furthest going to the South East Peninsula is about fifteen (15) minutes away. Restaurants are within seven (7) minutes by car going north and twelve (12) minutes going south.

What activities can I participate in on the island?

Answer: While here you can visit historical sites, go swimming, snorkeling, hiking, golfing, or visit the beaches. There are a number of clubs, restaurants/bars that have dancing at nights, or you go to the internationally-acclaimed St. Kitts Marriott and Royal Beach Casino, or visit the theater, karaoke, and sport bars on the island. What are some main events that take place in St. Kitts?

Answer: The National Carnival and Parade that takes place from December to January, St. Kitts Music Festival in June and, Nevis Culturama in August.

What are our deposit and purchasing requirements?

Answer: Payment terms are negotiable. As with all real estate policies, you will be required to make several payments prior to start of construction, as well as, to secure the property. Therefore, contacting your financial provider will be essential. Please refer to a copy of our  Sales and Purchasing Agreement.

Will all Purchase Agreements be in English?

Answer: Yes. Documents can be translated into another language at the purchaser’s option.

What is your cancellation policy?

Answer: You are asked to cancel at a minimum of 3 months prior to commencement of construction.

If I decide to purchase a villa, when will construction begin?

Answer: The construction start date of your villa depends upon completion of negotiation and signing of necessary contracts. The projected time of completion is a period of 6 to 12 months from start of construction.

What is the maximum number of bedrooms permitted in any villa design?

Answer: There currently six (6) customizable floor plans to choose from. You do have the opportunity to choose your design and the number of bedrooms you wish. Presently, you have an option to choose up to four (4) bedrooms. However, additional bedrooms and changes to specifications and layouts are negotiable.

Do you have a Home Owners’ Association?

Answer: Yes, however you will be responsible for all maintenance of your villa.

In what currency are payments made?

Answer: All payments are to be made in US currency.

Can non-nationals open a business in St. Kitts?

Answer: Since our industry is Tourism driven, we welcome foreign and local investors alike. Hence, there is no restriction on a non-national’s ability to purchase a business in St. Kitts. Keep in mind, however, that one must be in a position to declare his/her financial status and comply with all Government laws and regulations.

As a non-resident, how long am I allowed to stay in St. Kitts?

Answer: Once you become a citizen of St. Kitts there will be no limit to your stay in St. Kitts.

Can I finance the purchase of a property using local institutions?

Answer: Yes. Currently there are several local institutions that provide mortgages at competitive rates. The amount of the loan and the rate of interest are to be negotiated between the purchaser and the bank.

Can I buy more than one Villa?

Answer: Yes.

Is personal income tax charged on the island?
